Even with the recent shake-up from talk of tariffs and a jittery stock market, the luxury coastal real estate market in South Florida—especially along the Treasure Coast—is holding firm. The national headlines might be painting a picture of hesitation, but here on the ground, we're still seeing serious buyers, intense activity, and smart money moving into tangible assets.
The 34996 coastal corridor, including Stuart, Sewall’s Point, and Hutchinson Island, recorded 28 new contracts in the past week. While that’s a slight dip of around 6% from the previous two weeks, it’s hardly a red flag. Given the broader economic uncertainty, this is a show of strength, signaling sustained interest in quality waterfront and coastal properties.
One standout transaction this week was a direct oceanfront estate on South Hutchinson Island, listed just shy of $9 million, that went under contract after less than 30 days on the market. The buyer? A Northeast investor moving capital out of equities and into Florida coastal property—echoing a sentiment I hear more and more: “I want something real, something I can touch.”
We also saw increased activity in Palm City’s waterfront enclaves, where savvy buyers are taking advantage of rare inventory.
Much like our colleagues further south in Palm Beach, we’re experiencing firsthand that the fundamentals haven’t changed: people want the South Florida lifestyle. Sunshine, space, waterfront views, and no state income tax are still driving decisions, and our unique slice of the Treasure Coast delivers all that with a slightly quieter, more private vibe.
Yes, we may see a few bumps ahead, but the road here is still paved with confidence—and opportunity. Whether it’s a tucked-away island home, a waterfront retreat in Sewall’s Point, or a luxury condo overlooking the Intracoastal, buyers are still circling, and the deals are still getting done.
